How Propcheckerai evaluates a property — transparently and deterministically.

Propcheckerai uses a structured methodology based primarily on free and publicly available property-market data, together with information provided by the user. Public data can vary in availability, accuracy, coverage and recency, and Propcheckerai does not guarantee that publicly available information is complete or error-free.

Each property is assessed across a consistent set of investment dimensions and combined into an overall Propcheckerai score on a 0–100 scale, accompanied by a separate confidence rating. A higher score reflects a more favourable analytical assessment under the methodology.

Our scoring methodology is transparent and auditable: every formula, weighting and threshold is documented, and the score for any property can be traced end-to-end from its inputs. The methodology remains Propcheckerai's intellectual property, but we don't ask you to trust a black box.

Deterministic by design

Scores are produced by a rules-based engine. The same inputs always produce the same results — AI never performs or invents financial calculations.

Confidence rated separately

A separate confidence rating reflects the availability and quality of the underlying data — not whether a property is a good or bad investment.

Any score, rating or commentary represents only an analytical perspective based on available information and the methodology used at the relevant time — it is not a recommendation, a valuation, a prediction of future prices, or a guarantee of rental income or capital appreciation. Propcheckerai may change its methodology, weightings, benchmarks, algorithms or data sources at any time; where technically practicable, historical reports retain the assumptions and benchmarks used at the time of generation.
