Propcheckerai is an online tool that uses public market data and AI to analyse Dubai property listings and turn them into a clear score and report. It is a research and information service — not a bank, broker, lawyer, appraiser, or financial adviser. By using the site or buying a report you accept these Terms.

Our scores and reports are analytical estimates to support your own research — not advice or a recommendation to buy, sell, hold, or rent. Nothing here is a valuation, appraisal, or prediction of future prices. Always get professional advice from a licensed adviser before making any investment or property decision.

We use AI to research public information and to explain our calculations in plain language. AI can make mistakes, may use outdated information, and cannot guarantee factual accuracy. Do not rely on AI-generated text alone — verify important facts directly with the listing, the seller, or their agent.

Our market data is compiled from public sources and third-party providers. While we work to keep it accurate and current, property information can be incomplete or change over time, and a listing shown in a report reflects the details we had at that moment rather than a live confirmation of price, availability, or condition. We provide our data on an 'as is' basis, and we encourage you to confirm any important details directly with the seller, agent, or relevant authority before acting.

A Propcheckerai score is a snapshot based on the data and method available at the time it was generated. It is not a formal valuation or a promise of future price, rent, yield, or profit. Markets change, our methodology may change, and past performance never guarantees future results.

You are solely responsible for any investment or property decision you make, and for conducting your own due diligence. Propcheckerai is not responsible for losses, missed opportunities, or outcomes arising from your use of the Service or from decisions made based on a report.

Reports are sold as one-time purchases and processed securely by Stripe. Because reports are digital and delivered instantly, all sales are final and non-refundable, except where the law of your country gives you a legal right to a refund. Nothing here removes rights that your local consumer law does not allow you to give up.

Don't scrape, copy, reverse engineer, resell, bulk extract, or commercially redistribute Propcheckerai's content, scores, datasets, or systems, or use them to build a competing product. All formulas, methodology, scoring rules, and site content belong to Propcheckerai; your purchase licenses you a personal copy of the report only.

To the fullest extent permitted by law, Propcheckerai is not liable for any indirect, incidental, consequential, or financial losses arising from your use of the Service — including lost profits, missed opportunities, or investment outcomes. Our total liability for any claim relating to a report is capped at the amount you paid for that report. These limits do not affect any statutory rights that the law of your country does not allow you to waive.

We may update these Terms or the Service at any time; your continued use after updates are posted means you accept the latest version. These Terms shall be governed by and construed in accordance with the applicable laws of the United Arab Emirates and the Emirate of Dubai, without regard to conflict-of-law principles. Subject to any mandatory rights or protections available to consumers under applicable law, the courts of Dubai, United Arab Emirates, shall have exclusive jurisdiction over any dispute, claim or proceeding arising out of or relating to these Terms or the Services.
